What is a Floor Plan

It’s a visual representation of a property, allowing a large space to be viewed on a smaller scale. This gives people an accurate layout of the rooms in their property or a property they are interested in buying.

Why get a floor plan?

Today the first destination for almost all home buyers is the internet. This online growth has caused the real estate industry to adapt and recognise the need to provide more information with each listing.

Buyers often view several properties at a time and then compare them to see which best suits their needs. After 3 or 4 open homes, many of us would struggle to remember all the characteristics and layout of individual homes. The property photos will help but an additional floor plan of your property will help fill in the blanks and set that property aside from the rest.

Floor plans are also a great option if the property does not photograph well, for example, if the house is rundown or occupied by untidy tenants. These factors may detract from the true size /shape of the property, so in these instances a floor plan can be a powerful marketing tool.

How is it achieved?

– The property is measured on site using a laser.
– All of the internal space (including storage cupboards, hallways, pantries) is measured.
– This is all recorded on a drawing before being carefully drawn up later on a computer.
– The finished floor plan will include feature room measurements, a north point, a disclaimer and can also include furniture, coloured rooms, and a company logo.
– 3D floor plans and site plans are additional options.
